Fleetwood Drive
Creating a sustainable luxury home in one of North West Tasmania’s prime spots

This architecturally designed three-bedroom home is situated on Fleetwood Drive, one of the prime streets in Spreyton. Positioned just down the road from the Devonport Country Club and within easy reach of transport links, amenities and the temptations of the North West Tasmania tasting trail, this luxury home provides the perfect mix of lifestyle and convenience.
A sustainable and beautiful design
The design of the property was a joint effort by Laing Homes director Samuel and architect Camtec. Rendered images, including overlays of actual materials to be used, were created and the package was marketed together as a house and land package.
We chose the external finishes for their aesthetic qualities, suitability for the Tasmanian coastal environment and sustainability credentials. We cladded more than half the building in Weathertex Weathergroove. This was a great option – firstly, because it’s 100% Australian-owned, but also because it’s a zero carbon footprint product, being the first manufactured product globally to receive a Greentag Platinum certificate with a Greenrate Level A.
Other external finishes included Dulux Render, Matt Monument Colourbond, Blackbutt Mortlock Timber and a custom-clad matched garage door.
The cladding wasn’t the only aspect of the house designed with the environment in mind: the high windows that wrap around the northern and eastern side of the house also helped it achieve a 7.4 Star Energy Rating.
Adding a personal touch
With external finishes already selected, our client – a local doctor – was keen to incorporate his own taste on the internal finishes. These included burnished finished concrete and high ceilings. The open-plan kitchen incorporated Polytec kitchen cupboard faces, repairable silica-free Evostone benchtops with seamless joins, and joinery supplied by a local manufacturer.
Our client also requested an EV charger for a Tesla Model 3 he had on order, which we were only too happy to add to the garage!
We used a combination of structural steel and Tasbeams to achieve the cantilever roof line, while laminated veneer lumber (LVL) studs were used throughout to ensure straightness of internal and external walls, particularly the high walls.
Despite the ‘busyness’ of the industry with trades and materials, and some weather disruption going into the winter, we achieved the planned build schedule on time. A large part of this was down to our great relationship with our trusted panel of trades and contractors and their dedication to achieve our schedule
The ultimate build cost ended up at under $1,996 per square metre. This relatively low cost for the high end finishes incorporated into the design was a credit to the careful design.
Building more than just a house – building a friendship too
Although the build has come to an end, we still have a great relationship with the client – who is now Samuel’s family doctor!
And, when his new Tesla finally arrived, our client was kind enough to take both Samuel and apprentice Caleb for a ride in the Model 3 and a drink at the Country Club.
